新加坡租房合同

经常看到有人问在新加坡租房子租约合同该怎么写。如果找房产中介租房那么当然不用愁了,所有的租房合同都是中介负责的。可如果租客和房东直接租房那怎么办呢?

租房子双方最好还是签署一份正式协议,万一将来出了问题可以有一个解决的参考。其实在新加坡租房和国内差不了太多(参见新加坡租房信息),要注意的事项基本都一样,比如房租,押金,付款时间,毁约赔偿等等。

  1. The landlord agrees to let the entire flat / master room / common room of address to tenant(s)

  2. The tenancy shall commence from ___________to____________for a period of_____month(s)

  3. The tenant(s) shall pay to the landlord monthly rental fee SGD $__________ on or before _____ day of each month. The rental fee shall include / exclude PUB bills (water, electricity, gas) / Internet / air-conditioner(s).
    租客应予每个月 ______日之前支付月租金新加坡元$________给房东。租金中 包括 / 不包括 水电煤 / 网络 / 空调 的费用
  4. The tenant shall pay to the landlord _____ month(s) deposit upon signing of this agreement. The deposit shall be refundable at the end of this agreement after offseting any damages caused by the tenant(s).
    租客在签署本协议的同时应向房东支付_____个月房租的押金。押金在租约结束时由房东在扣除由租客造成的维修及损耗费用后退还给租客。
  5. Should the landlord decide not to rent after signing this agreement, the landlord must return the deposit and compensate the tenant(s) one month rental. Should the tenant(s) decide not to rent after signing this agreement, the deposit shall be forfeited.
    如果在签署本协议后房东决定不将房屋租给租客,房东必须全额退还押金并赔偿租客一个月的房租。如果在签署本协议后租客决定不再租住房屋,租客所支付的押金将不予退还。
  6. Tenant(s) shall not terminate this agreement within the first _____ month(s), failing which the deposit shall be forfeited. Landlord shall not terminate this agreement within the first______ months, failing which the landlord must compensate the tenant(s) one month rental. Thereafter, should the tenant(s) or landlord wish to terminate this agreement, _____month(s) notice is required.
    租客不可以在_____个月内终止租约协议,否则押金将不予退还。房东不可以在_____个月内终止租约协议,否则赔偿租客一个月的租金。如若过了此期限,房东或租客可以在提前 ______个月通知的情况下解除租约协议。
  7. Tenant(s) shall not make alternation in the premises without consent of the landlord.
    租客如若对房屋做出大的改动时必须征得房东的同意。
  8. The premises are for residential use only and shall not be used for any immoral or illegal purposes.
    房屋仅限租客用来日常生活起居,租客不得在房屋内从事任何非法的行为。
  9. Cooking is allowed / light / not allowed. Visitors are allowed / not allowed. Pets are allowed / not allowed
    租客 允许 / 不允许 大煮 / 小煮。允许 / 不允许 访客。允许 / 不允许 宠物。
  10. At all times, the tenant(s) must hold legitimate stay in Singapore throughout the tenancy. If validity becomes invalid, the tenant(s) must inform the landlord and leave the premises immediately.
    在任何时候,租客必须拥有在新加坡合法居留的资格。如果居留证件过期了,租客必须马上通知房东并搬离房屋。
  11. Under government ruling, landlord must declare to HDB / URA office within 7 days and tenant(s) must pay for the Stamp Duty.
    依照法律房东必须在7天内向政府相关部门申报并取得出租房屋的批准,于此同时租客必须支付印花税。
