So you’ve found a place that seems suitable for you to rent through an online platform. But of course, seeing is believing – it is advisable to do a viewing of the property before signing any papers or handing over the deposit. To ensure you do not miss out on any areas, you could keep a checklist of what to look out for when checking out the place, as such the following:

Security
When checking the property, ensure the external doors of the house or room are secure. Also clarify if the owner changes locks between the moving out and moving in of tenants, and would there be any charges if you lose your key or want the lock changed, etc.

Amenities and transport links
Are bus stops and MRT stations within walking distance from the place? Are there food courts, supermarkets, malls or schools in the vicinity? Noise Level
Are there any nuisances in the area? An apartment right next to the MRT may be convenient, but only if the noise coming from the station is not bothersome to you. What are the neighbours like? If you are sharing the room or unit, do the roommates/flat mates engage in any loud activities that might be of disturbance to you?

Condition of Furniture and Appliances
Do check if there are sufficient furniture and appliances for your needs, such as washing machines and dishwashers. A lack of such appliances might mean you need to start searching for the nearest laundromat or purchase some pots and pans. More importantly, check if there is any damage like leaking taps or spoiled electrical points that require repair, and clarify if the landlord is agreeable to getting these repairs done.

Space
Is there sufficient space in the room to store all your possessions? Are you allowed to use additional storage spaces such as the storeroom? This is important to clarify especially if you are sharing the room with 1 or more persons.
● Are you allowed to change the decoration in the property?
● Does it have broadband or Wi-Fi?

General considerations if you decide to proceed with the rental
● Ensure that you are aware of all the content in the tenancy agreement, and do keep a copy for yourself after signing it
● Also check with previous tenants about their experience with the landlord and the property
